JLL’s 14,000 sq ft new North West office, situated in central Manchester, is a state-of-the-art showcase for well-being, the circular economy and sustainable innovation. Rype Office was selected to provide part of the furniture package for the project.

Sustainable showcase saving carbon, waste and money
Wellbeing
The office contains 80 occupancy and 14 environmental sensors, which display real-time metrics relevant to staff health and wellbeing. JLL commissioned a study, in collaboration with ART Health, to measure workplace satisfaction, wellbeing and cognitive function before and after the move.
Rype Office’s furniture package helped to minimise indoor air pollution and assist JLL with their WELL application. Remanufactured office furniture by nature can offer a low VOC solution: By the end of furniture’s first life, most VOCs will have off-gassed and Rype Office provided JLL a detailed inventory of substances used in its remanufacturing process to ensure that no VOCs were added during processing. Sustainability
Using remanufactured furniture is estimated to have saved over 9.5 tonnes of embodied carbon compared to purchasing new furniture. Reuse prevented over 3 tonnes of furniture going to waste.
Cost Savings
The Rype Office furniture package delivered £47,300 in cost savings compared to equivalent new products. Remanufactured products improve the affordability of premium brands like Vitra, Orangebox and Frovi.
In some cases, cost savings from remanufactured products led to enhanced product specification, this was the case with meeting booths where 6 person rather than 4 person could be specified, which enhanced the overall amenity of the workplace fitout.
Innovation
JLL North West is the first office in the world to be fitted out with the Rype Zero task chair. The Rype Zero results from a unique reverse engineering and upcycling process and is at the forefront of sustainable and circular product design. JLL’s project team collaborated with Rype Office through the product design process to improve the sustainability of the new materials added to the chair. Recycled post-consumer yoghurt pot table tops were used for various tables and benches.
